My husband and I are looking to buy our first home. We currently live in Orange County, California which is very expensive. Houses in our city start at around 500K. There are a few cities about 20 to 30 miles away that have nice houses starting at 150K, but most of them are short sales or bank owned. Repairs (not sure what kind of a percentage, or $$ to put here for yearly expenses for repairs that would be typical of renting a home)

my friend is planning to buy one for that much, two bed, one bath, 750 square feet, he absolutely loves it. very nicely taken care of. they even offered to pay closing costs for that much. do you think the market will shoot up in the future and how much do you think he'd make off this property?
